Twenty years ago, in the real estate sector, we were not at all concerned about climate problems. Paying attention to energy saving, reuse and the chosen materials implied additional costs of at least 20% on the construction at the beginning. From now on it has become a necessity and this has important implications in the real estate process. New specialists have been created, who are essential to support investors on the complexity of the new labels, decrees and regulations. We bring our knowledge of these issues to help the company find its way.
What other upheavals are affecting real estate?
The way of living in work spaces has changed a lot. Covid made people realize that it was not necessary to travel two hours a day to go to work; that with the right tools, employees could be just as efficient from home or another remote location, and that instead they could come to the company from time to time to meet and discuss. This required significant changes in tools and management to continue to build links and coordinate the teams. This means having different spaces, smaller in the center, perhaps more around, and a window in the right place. Real estate must adapt, and we support investors who choose to invest differently.
We focus more on the real estate user, without whom there are no projects. Commerce, transformed by e-commerce, is being refocused on small shops in the city center, to satisfy local desires. We are considering sharing more: open coworking workspaces in hotels, studios in offices, and co-living where people share common spaces.
