The median bank valuation rose in September to the new historic maximum of 1,429 euros per square meter, an annual increase of 15.6% and 15 euros more than in August, the INE announced on Thursday.
According to the National Statistical Institute (INE) “in September, the median value of bank assessments carried out in the context of credit applications for the purchase of housing was set at 1,429 euros per square meter (euros/m2), after an increase of 1.1 % compared to August (1,414 euros/m2)” and by 15.6% compared to the same month of 2021.
The institute notes that “the number of bank reviews considered fell for the fourth consecutive month to about 26 thousand, representing a decrease of 8.7% compared to the same period of the previous year and 22.0% less than in May. last year. month when the series peaked”.
September saw the largest increase from the previous month in the Autonomous Region of Madeira (1.1%) and the only decrease in the Autonomous Region of the Azores (-0.6%).
Compared to the same period of the previous year, the most intense variation occurred in the Algarve (17.8%) and the smallest in the Autonomous Region of Madeira (10.5%).
In the month under review, the median bank valuation of apartments amounted to 1,591 euros/m2, an increase of 16.2% compared to September 2021 and 0.9% compared to the previous month.
The highest values were observed in the Algarve (1,949 euros/m2) and the Lisbon metropolitan region (1888 euros/m2), with the Alentejo registering the lowest value (1,024 euros/m2).
The median value of the bank valuation of houses in September amounted to 1,136 euros/m2, an increase of 13.8% compared to the same month of the previous year and of 0.9% compared to August.
The highest values were observed in the Algarve (2,019 euros/m2) and the Lisbon metropolitan region (1,961 euros/m2), with the Alentejo and the center registering the lowest values (907 euros/m2 and 923 euros/m2, respectively).
An analysis by NUTS III regions shows that in September 2022, the Algarve, the Lisbon Metropolitan Region and the Alentejo Litoral presented rating values of 36.7%, 33.0% and 9.6% above the country’s median, respectively.
On the contrary, Alto Tâmega was the region with the lowest value relative to the median of the country (-47.3%).
