What is your assessment of the real estate market in 2022, in a macroeconomic context that is very different from that of 2021?
Despite the current economic context, we expect a transaction volume for 2022 that is close to the record registered in 2021. In fact, 1.1 million sales should be made in 2022. As for the year 2023, it should register a decrease of – 20% compared to this year. It should still be a very decent year though, on par with the numbers from 2019.
What about prices?
As for Paris, we expect a drop (-3%) in prices in the next 12 months. The 10 largest cities in France should remain stable overall with an increase of +1%. If we expand to the 50 largest cities in France, we should see a price increase of +3% and +5% in rural municipalities. Proof that the new geography seen with Covid is still relevant. The French market will therefore be characterized by a multi-speed evolution.
The AVIV group, with its SeLoger and Meilleurs Agents platforms, has greatly contributed to the digitization of the real estate sector. Is the digitization of actors reaching its maturity?
AVIV is a group that aspires to be a European leader (with 2,000 employees, including 1,000 in France). We are present in 4 countries – France, Belgium, Germany and Israel and we continue to revolutionize the real estate experience by offering more data, more simplicity and more transparency in the market. Thanks to the digitization of the market, we support professionals in the sector, but also project leaders because real estate research is a complex operation. This is a very stressful topic for the French, placed right after a divorce or bereavement. They need this technology to simplify real estate research and more price transparency. Our solutions, with SeLoger, which, with 800,000 listings offered, is the most complete platform on the market, and Meilleurs Agents, which produces a property quote every 8 seconds, meet these expectations. That’s why we expect technology adoption in the real estate experience to accelerate as data becomes increasingly important. We are also investing massively in Tech-Data businesses precisely to respond to this acceleration.
Does this also imply an external growth strategy?
AVIV sees itself as an integrator for start-ups. We purchased Meilleurs Agents in 2019. We continue this momentum by integrating Plato, the “doctolib” of real estate. This innovative start-up allows you to make an appointment directly on the SeLoger site with a professional in the sector. Therefore, it offers considerable time savings for both the latter and the project leaders. Our integration policy will not stop there. Especially with a view to 2023, where we will continue to build and develop our European platform. Our goal is to bring more simplicity, fluidity, and transparency to the connection between project leaders and real estate professionals, ultimately connecting the right property with the right person at the right time.
